Roof Work for Your Home, Start to Finish

Most of our work is roof repair, roof leak repair and full roof replacement on asphalt shingle, tile and flat roofs. We also do roof inspections, gutters, and storm damage repair after high wind or a hard winter rain. If you own a small building, we take on commercial roofing too. Each service has its own page if you want the details.

What Moves the Price of a Roof Job

We don't quote a number until we've been on the roof. Two houses the same size can land far apart once we see what is underneath. These are the things that make the biggest difference.

Every estimate is free and itemized line by line, so you can see what each part of the job costs. If tear-off turns up rotten decking or anything else we couldn't see before, we stop, send you photos and agree on the fix with you before going further.

Roof size and pitch
More squares means more material and more labor. A steep roof takes longer to work safely and needs more setup.
Material choice
Asphalt shingle, concrete or clay tile, and flat roof systems all cost differently to buy and to install. Tile is heavy and slow to lay, and reusing old tile depends on how much of it is still sound.
What's under the surface
Rotted decking, old layers that have to come off, and worn underlayment under tile all add work. We can't always see this until tear-off, so the estimate spells out how we'd handle it.
Flashing, vents and details
Chimneys, skylights, valleys and wall joints are where most leaks start. Replacing that metal properly costs more than caulking over it, and lasts a lot longer.
Permits and code
Reroofing in most cities around here needs a permit and an inspection. California energy rules can also affect which materials qualify, which we sort out before you pick.
Timing
Booking in the dry months gives you more choice of dates. Waiting until a leak shows up during winter rain usually means a rushed fix first and the real work later.

How a Job Runs

Same steps every time, whether it's a small repair or a whole new roof.

  1. 1

    Roof inspection

We get on the roof, check the surface, flashing, vents and gutters, and look in the attic if we can. It usually takes under an hour.

  2. 2

    Written estimate and plan

You get photos and a written estimate that separates what's urgent from what can wait. There is no pressure to sign that day.

  3. 3

    Permit and scheduling

If the job needs a permit, we pull it. We pick a start date with you, ideally in a dry stretch.

  4. 4

    The work day

We cover plants and protect the driveway and walls before tear-off. Old material goes straight into the bin, and we sweep for nails with a magnet at the end of each day.

  5. 5

    Final walk-through

We walk you around the finished roof, pass the city inspection if one is required, and hand you the paperwork for your records.

Why Homeowners Here Plan Their Roof Work With Us

Most roofs show wear well before water reaches a ceiling. When you know what is aging fastest, you can choose the timing and spread out the cost.

  1. 01

A plan, not just a price

Every inspection ends with a written list in order of urgency: what to handle before the rains, what to watch over the next few years, and roughly when a new roof makes more sense than more repairs.

  2. 02

Photos you can see for yourself

We take pictures of cracked tiles, lifted shingles, worn flashing and soft spots. You see what we saw, so you don't have to take our word for it.

  3. 03

Honest answers on repair versus replacement

If a repair will hold for years, we tell you. If patching an old roof would throw money away, we tell you that too and show you why.

  4. 04

    Monthly payments

Financing is available through Service Finance Company, subject to credit approval. That can help you do the work on time, while the problem is still small.

  5. 05

    English or Spanish

Se Habla Español. We can walk your family through the inspection, the estimate and the work in whichever language you like.

What Homeowners Ask Us Most

Is there a charge for the inspection?
Correct, there is no charge. We go up, look over the roofing, flashing and vents, and photograph whatever deserves a closer look. Afterward you hold on to a written estimate broken out item by item. Hiring us is entirely up to you.
Can my roof be repaired, or is it time for a new one?
It depends on how much of the roof has worn out and how the layers below are holding up. If the trouble is in one area and the rest is sound, repair is usually the answer. If the shingles are brittle across the roof, or the underlayment under the tile is failing everywhere, another patch just delays the bill. We share the photos and give you our recommendation.
What time of year is best for roof work?
Late spring through early fall, when it stays dry. Dates are easier to book and rain seldom halts the work. A check before the winter storms leaves you time to plan rather than respond to a leak.
Can you help me with an insurance claim?
Yes. We work directly with your insurance claim, recording the damage in photos and measurements, and we can be on the roof when the adjuster visits. Coverage is decided by your insurer and the adjuster, but we make sure they get everything we found.
Is there a way to pay off a new roof over time?
Yes. Financing is available through Service Finance Company, subject to credit approval. Bring it up at your estimate and we'll explain how it works.
Does a new roof come with a warranty?
A GAF System Plus manufacturer limited warranty is available on qualifying roofs. At the estimate we let you know if your roof and the materials you choose qualify, and what the warranty covers.
How messy will my yard get during the job?
Tearing off a roof makes a mess, so we prepare for it. Plants get covered, tarps go along the walls, and old roofing drops straight into a bin. At the end of each day we clean up and sweep the yard and driveway with a magnet for loose nails.

About Roofing Signal Hill

We're a local roofing company working on homes in Signal Hill and the cities around it. Most of the houses we see have been through decades of strong sun and a few wet winters, and the roofs show it in small ways long before they leak.

We'd rather catch those small things early. A loose flashing or a few cracked tiles is a short visit and a modest bill. The same problem after two rainy seasons can mean wet decking, a stained ceiling and a much bigger job. So we inspect, explain, write it down and let you decide when.
