Roof Inspections in Signal Hill

A roof inspection tells you what shape your roof is in today and what it will likely need over the next few years. We walk the roof, check the attic, take photos and give you a written list sorted by what's urgent and what can wait.

Find the Small Problems While They're Still Small

Most roof trouble starts small. A cracked pipe boot. A few lifted shingles. One slipped tile. Caught early, these are quick fixes. Found after a full season of rain, they can mean wet decking, stained ceilings and a much bigger bill.

We do roof inspections so you can plan instead of react. You get a clear picture of what's on your home, how much life it has left and what to set money aside for. Some people call us before buying or selling a house. Some call after a windy week. Some just know the roof is getting old and want a straight answer.

The inspection is free. If we find work, we write it up as a free written estimate, and you decide when to do it.

What We Check on Your Roof

  1. 01

    The roof surface

We look at every slope. On shingle roofs that means worn granules, cracks, curling and loose tabs. On tile we check for cracked, slipped or missing pieces. On flat roofs we look for blisters, open seams and spots where water sits.

  2. 02

    Flashing and roof openings

Chimneys, skylights, vents, pipe boots and the joints where the roof meets a wall. Most leaks start at one of these, not in the middle of a slope. Old sealant and rusted flashing get noted with photos.

  3. 03

    The attic

From inside, we look for water stains, daylight coming through, damp insulation and soft decking. We also check whether the attic vents are moving air, since a hot, stuffy attic wears a roof out faster.

  4. 04

    Gutters and drainage

We check for clogs, sagging runs, loose downspouts and water marks on the fascia. If drainage is the real problem, we'll say so and point you to our gutters work.

  5. 05

    Photos and a written list

You get pictures of what we saw and a list in plain words. Each item is marked fix now, plan for, or watch. That list is what lets you budget.

Signs It's Time for a Roof Inspection

  • Your roof is getting up in years

If you don't know when the roof went on, or you know it's been a long time, an inspection tells you how much life is left. That gives you time to save instead of scrambling.

  • Stains on a ceiling or in the attic

A brown ring or a damp spot means water got in somewhere. The stain is rarely right under the hole, so it takes a look up top to find the source.

  • Sandy grit below the downspouts

That rough, sandy layer on top of a shingle is what keeps the sun off it. When piles of it wash out of the downspouts after a rain, the shingles are getting thin and old.

  • After strong winds

Santa Ana winds can lift shingles and shift tiles without leaving anything obvious from the ground. Better to find it before the rain does.

  • Buying or selling a house

A roof inspection gives you real facts to work with before you sign. No guessing about what the roof will cost you later.

  • Old patches you can't explain

Tar smears, mismatched shingles or caulk everywhere usually mean past leaks. We'll tell you which old repairs are holding and which ones aren't.

How an Inspection Goes

  1. 1

You call and we book a visit

Let us know what kind of roof you have and what's been bugging you about it. We pick a day that fits your week and mention if we'll need the attic hatch or a side gate open.

  2. 2

We go up on the roof

We set the ladder safely and walk the roof where it's safe to walk. On tile we step only where the tile is supported, so we don't crack what we came to check.

  3. 3

    We check the attic

If there's an attic hatch, we go in with a light and look at the underside of the roof deck, the insulation and the vents.

  4. 4

    We go over it together

Back on the ground, we sit down with you and look at each picture one by one. Ask whatever comes to mind. Nobody pushes you to sign anything that day.

  5. 5

    You get your written findings

You get the list, sorted by urgency, and a free written estimate for any work you want priced. Repair, a plan for later, or a full roof replacement if that's honestly where things stand.

What Moves the Cost of Work We Find

The inspection itself costs you nothing. What we find on the roof is what sets the price of any work after it. Here's what makes that number go up or down, so the estimate makes sense when you see it.

Roofing material
Shingle, tile and flat roofs each take different materials and labor. Tile repairs often mean pulling and resetting tiles to reach the underlayment below.
What's under the surface
Soft or rotted decking has to be replaced before anything goes on top. We can often spot it from the attic, which keeps surprises off the final bill.
Size, pitch and access
A steep roof or one that's hard to reach takes more time and more safety setup. A low, simple roof costs less to work on.
How much you do and when
Fixing three small items now usually costs less than one big repair later. Spreading planned work out lets you budget, and financing through Service Finance Company is available, subject to credit approval.

Roof Inspection Questions

How long does a roof inspection take?

For a typical house, expect about an hour. Steep roofs, tile roofs and larger homes take longer. We don't rush it, since the whole point is to see everything.

Do I need to be home?

It helps. We need to get into the attic, and it's easier to go over the pictures together in person. If you can't be there, we can check the outside and talk through the findings with you by phone.

Will an inspection turn into a pitch for a whole new roof?

It shouldn't, and it won't with us. Most visits end with a few small repairs on the list, or a note that the roof is in fair shape for now. When a roof really is near the end, we show you the photos that tell us so and give you a rough idea of how many years you have to save up.

Can an inspection help with an insurance claim?

Yes. If there's storm or wind damage, we photograph it and write it up clearly. We work directly with your insurance claim, but the adjuster makes the coverage call, not us.

When is the best time of year for an inspection?

Late summer or fall works well, before the winter rains start. That leaves time to get any repairs done in dry weather. Any time is fine if you've seen a problem.
