ServicesRoof Replacement

Roof Replacement in Signal Hill, Planned Before It Turns Urgent

When your roof is near the end, the best time to replace it is before the first big leak. We inspect it, tell you how much life is left, and give you a written estimate. Then you can set a budget and pick a date that works for your home.

When it's time for a new roof

Roofs rarely give out overnight. Shingles shed granules. The underlayment under tile dries and splits. Leaks start returning to the same places each rainy season. Eventually a few years of repairs add up to more than a new roof, and that's when replacement comes up.

If a repair is still the better choice, we'll tell you and send you to our roof repair service. If you have a year or two left, you'll hear that as well. Then you can save and book the job for the dry months rather than rushing after a winter storm.

We put on new asphalt shingle, tile and low-slope roofs. Your written estimate costs nothing, and financing is available through Service Finance Company, subject to credit approval.

What you get with a replacement

Old roof off to the deck

Everything comes off down to the wood. That lets us find each weak or rotted board rather than hiding it.

Fixing the deck

Bad plywood or aging sheathing is swapped out before the new layers go on. You see photos of it before it's billed.

Fresh underlayment and metal

The entire deck gets new underlayment, plus new drip edge and new flashing at walls, chimneys, skylights and pipes. Many leaks begin at old flashing, so none of it gets reused.

Airflow in the attic

We look at the attic vents and even out intake and exhaust so heat and moisture escape. Trapped heat ages a roof from below.

Your new roofing

Shingle, tile or low-slope membrane, put on the way the manufacturer specifies. Each has its own page: asphalt shingle roofing, tile roofing and flat roofing.

Permit and daily cleanup

We handle the permit and book the city inspection. Each evening a magnet goes over the yard and driveway to pick up nails.

Signs your roof is ready to be replaced

  • Leaks in more than one place

One leak is a repair. Several leaks, or the same one coming back after each fix, usually means the underlayment is worn out across the roof.

  • Bald or curling shingles

Shingles that have lost their granules or curl at the edges can't shed water like they used to. You'll often see the granules piling up in your gutters.

  • Cracked tiles over tired felt

Tile can last a long time. The felt under it often doesn't, and once that breaks down, the tiles aren't keeping water out.

  • Sagging or soft spots

A low section in the roof, or boards that give when you step on them, usually means the wood underneath has stayed wet and started to rot. Have it checked before the next rainy season.

  • A roof made of patches

If your roof is past its expected life and covered in old repairs, a planned replacement usually costs less than chasing problems one at a time.

How a replacement goes, start to finish

  1. 1

    Roof inspection

We walk the roof surface, look at the underside of the deck from inside the attic, and photograph what we find. Then we give you a plain answer on how much life is left.

  2. 2

    Written estimate and a date

You get a line-item estimate covering materials, tear-off, deck repair pricing and the permit. We pick a start date with you. If storm damage is part of it, we explain how we work with your insurance claim.

  3. 3

    Tear-off and dry-in

On day one we cover plants, protect walls and windows, and tear off the old roof. New underlayment goes down the same day so your home isn't left open.

  4. 4

    Install and city inspection

Flashing, vents and roofing go on next. Shingle roofs usually go faster than tile. The city inspector checks the work before we call it done.

  5. 5

    Final walk-through

We walk the roof and yard with you, sweep for nails one more time and haul everything away.

What moves the price of a new roof

Every roof gets priced on its own. The biggest pieces are size, material and what we find under the old roofing. Planning ahead helps, because you can compare options and pick a date without paying for a rushed job.

Size and pitch
A bigger roof means more material and more labor. Steep roofs need extra safety gear and go slower.
Material choice
Asphalt shingles cost less up front than tile. Concrete and clay tile weigh more and take longer to set, and some homes need the framing checked before switching to tile.
Deck condition
Rotted boards stay hidden until the old roof comes off. Your estimate lists a per-sheet price for deck replacement, so there's no guessing later.
Layers and access
Two old layers take longer to tear off and haul away. Tight side yards, solar panels and a small driveway add time too.
Permit and code items
The permit, new drip edge, venting upgrades and any energy code requirements are spelled out on the estimate before work starts.

Questions about getting a new roof

Something not covered here? (562) 543-0704

Could the new roof go right over the existing one?

Code permits it in some cases, but we seldom advise it. A layover covers up the deck, puts extra weight on the house and can cut the new roof's life short. Tearing off lets us repair what's below and start fresh.

How early should I start planning?

If the inspection says you have a few years, begin saving and choose a season. Late spring through fall schedules most easily since it seldom rains. Getting a head start also means you can weigh materials without being rushed.

Does someone have to be home during the job?

No, though we'd like to see you on the first day and the last. Expect noise during tear-off, and clear the cars from the driveway. Most pets do better indoors or somewhere else that day.

Does insurance pay for roof replacement?

Policies generally cover sudden damage such as a storm, not age. If the storm did damage, we photograph it and work directly with your insurance claim. What's covered comes down to your policy and the adjuster. See our storm damage repair page for more.

Is financing an option for a new roof?

It is. Financing is available through Service Finance Company, subject to credit approval. We can explain it over the phone or at your free inspection, in Spanish or English.
