Roof Leak Repair in Signal Hill, Fixed Where the Water Gets In

A ceiling stain is rarely right under the problem. We go into the attic and up on the roof, find where the water really enters and fix that spot. You get photos, a written price and a straight answer on what can wait.

A leak is a symptom, not the whole problem

Water almost never comes in where the stain shows up. It runs along the underlayment, the roof boards and the rafters before it drips through drywall. Our job is to follow that path back uphill to the real opening, then close it so it stays closed.

Most leaks we see start small. A cracked rubber boot around a vent pipe. Flashing that lifted where the roof meets a wall. A slipped tile, or a bead of sealant that dried out and split after years in the sun. Caught early, these are short repairs. Left through a wet winter, they turn into soft decking, stained ceilings and a bigger bill.

So call at the first stain, not the third. We'll fix what needs fixing now and tell you what to set money aside for later.

What our leak repair covers

Tracing the water path

We start in the attic with a flashlight and a moisture meter, reading the stains on the boards. Then we go up top and match what we found to the spot on the roof above it.

Flashing and pipe boots

We reset or replace flashing at chimneys, walls and skylights. Cracked boots on plumbing vents get replaced, not just smeared with caulk.

Tile and shingle fixes

Broken or slipped tiles come out so we can check the underlayment beneath them, since that layer is what actually keeps water out. On shingle roofs we replace lifted or missing shingles and seal them down.

Flat roof seams and drains

Low-slope sections leak at open seams, blisters and around drains where water sits. We patch with material that bonds to what's already there. Bigger flat roof problems are covered on our Flat Roofing page.

Wet decking replacement

If the plywood under the leak has gone soft, we cut it out and replace it before closing up. You see it in photos and in the estimate before we touch it.

Signs you have a leak worth chasing down

  • A ceiling stain that grows

A brown ring that gets bigger after each rain means water is still coming in. Even a faint one is worth a look.

  • Musty attic or damp insulation

If the attic smells like a wet basement or the insulation feels clumped and heavy, water has been getting in for a while.

  • Bubbling paint high on a wall

Peeling or blistered paint near the ceiling line, or around a skylight, often points to flashing trouble outside.

  • Drips at lights or fans

Water follows wiring and ducts. A drip at a light fixture or bath fan should be checked soon, for safety as much as for the roof.

  • Daylight through the boards

If you can see light from the attic, water can get through the same gap.

  • Cracked tiles or bare shingles

Broken tiles you can see from the yard, or piles of shingle grit in the gutters, are often where the next leak starts.

How a leak repair goes, start to finish

  1. 1

    A short phone call

We ask where the stain is, how long it's been there and whether it shows up every rain or only in hard ones. Then we set a time for your free inspection. We can do all of it in English or Spanish.

  2. 2

    Inspection inside and out

We check the attic and the roof, take photos of the entry point and any damage around it, and show them to you before we leave.

  3. 3

    A written estimate

You get a free written estimate with each item listed. We mark what has to be fixed now and what can go on your list for next year.

  4. 4

    The repair

We cover plants and walkways below the work area, open the roof, fix the cause and replace anything rotted. Then we close it up and sweep for nails and debris.

  5. 5

    Checking our work

Where it's safe, we run a hose over the repaired area while someone watches from the attic. We also tell you what to keep an eye on during the next storm.

What moves the price of a leak repair

Most leak repairs are modest jobs, but no two cost the same. The price comes down to what's under the surface once we open it up. You see the number in writing before we start. If we find something we didn't expect, we stop and show you before going further.

Where the leak starts
A pipe boot is a quick swap. Flashing tied into a chimney or a stucco wall takes more time and care.
Your roof type
Clay and concrete tile has to be lifted by hand without breaking more of it. Shingle and flat roofs each have their own materials and steps.
Damage underneath
Wet plywood, rotted fascia or soaked insulation adds to the job. The longer a leak runs, the more of this there tends to be.
Pitch and access
Steep roofs and two-story walls take extra safety setup and slow the work down.

Roof leak questions we hear a lot

Something not covered here? (562) 543-0704

Can you fix the leak without replacing the whole roof?

Usually, yes. Most leaks come from one or two weak spots, and fixing those is the right call. If the roof is worn out across the board, we'll say so and show you why, so you can plan a Roof Replacement on your timeline instead of rushing into it.

Why did my roof start leaking in the first rain of the season?

Months of dry heat bake sealants and rubber boots until they crack, and leaves and dust pile up in valleys. The first real rain finds every one of those gaps at once. A check before the wet months is the easiest way to avoid that.

Will my insurance pay for a leak?

It depends on the cause. Sudden damage from a storm is often covered, while slow wear usually isn't. We work directly with your insurance claim and give you photos and notes, but the adjuster makes the call on coverage.

What should I do until you get there?

Put a bucket under the drip and move anything you care about out of the way. If the drywall is sagging with water, a small hole at the low point lets it drain into the bucket instead of spreading. Please stay off a wet roof.

Do you offer financing?

Financing is available through Service Finance Company, subject to credit approval. It mostly helps when a leak has caused enough damage that the repair grows into a bigger project.

Do you repair leaks on tile roofs?

Yes. Tile leaks usually come from the underlayment or flashing beneath the tiles, not the tiles themselves. We lift them carefully, fix what's underneath and set them back. Our Tile Roofing page has more on how those roofs age.
